Maintenance and repairs

You will be informed of any maintenance issues on your property. In the case of non-urgent maintenance issues, we don’t approve anything without your explicit approval.

 

In the case of urgent maintenance, we will act on your written instructions, and relevant legislative codes if you are unable to be contacted. Our bank of highly skilled tradesmen are insured, licensed and competitively priced to ensure you aren’t paying more than you need to for quality workmanship

 

 

Expenses

Your agent can take the hassle out of rental expenses by organising payments on your behalf. These expenses include, but are not limited to, general maintenance, pool maintenance, council/water rates, body corporate/owners’ corporation fees, insurance premiums and gardening expenses. With your approval, we can deduct these expenses from your rental return so it is a seamless process. A statement will be uploaded to the Online Agent portal for any payments made on your behalf.

 

 

Inspections

We understand that a vital aspect of property investment for both landlords and tenants is regular inspections. This is done to assess the way the property is being looked after, as well as picking up any maintenance issues before they become major repairs.

 

We inspect all properties twice a year, and provide you with a comprehensive report and detailed images of the condition of your property following each inspection.

 

Unlike many other property management companies, we do not outsource this key part of service. You are welcome to accompany your property manager to all inspections, at a time, which suits you.

 

 

Rental and leasing reviews

Generally speaking, retaining existing tenants is beneficial to maximize rental return as it minimizes fees, which come with replacing tenants. We encourage fixed term leasing where possible, to ensure security of occupancy for both the tenants and for the landlords. We will always review tenancy lease agreements 90 days prior to expiration of such lease agreement.

 

By conducting regular rental reviews, we can ensure you are getting the maximum return from your investment. We take a variety of factors into consideration when revising the rental price, and recommending new leases. This includes the condition of the property, quality of existing tenants, current rental market, vacancy rates and the Consumer Price Index.

 

 

Online Manager

Online Manager is a secure and comprehensive service tool, which enables you to access information pertaining to your property portfolio. It is updated regularly and you can use it to access details of inspections, maintenance history, and a range of other relevant information about your properties.

 

It is updated monthly with comprehensive and fully itemised statements of any expenses paid, or received. You will also receive a complete statement at the end of the financial year to help ease the load at tax time.

Frequently Asked Questions

 

What are my requirements regarding smoke alarms?

It is a condition of the law and building regulations, that all properties are fitted with a working smoke alarm. Property Managers Melb. offer smoke alarm maintenance. Our licensed and insured tradesmen will ensure all alarms are appropriately positioned, the batteries are replaced, and the alarm is clean and functioning. In the case where the alarm is faulty, it will be replaced with a functional one.

 

It goes without saying that functional smoke alarms can protect both your investment, and your tenants in the unfortunate case of a catastrophic fire.

 

It is also important to mention that failure to ensure smoke alarms work, could be detrimental to your landlord insurances should the situation arise and you need to claim.

 

What are my responsibilities regarding servicing of gas appliances?

The Victorian Building Authority (VBA), and Energy Safe Victoria recommend that all central heaters, space heaters and gas water heaters be serviced at least every two years. This is to be done by a registered and licensed gasfitter.

 

The burners in space or water heaters can become blocked with lint or dust, which in turn soot the air filters, fans, heat exchanger and flue passageways. This can lead to overheating, or burning problems and the safety regulators can wear out and fail.

 

Our gasfitters can service your appliances and test for carbon monoxide leakage to ensure your tenants and properties are safe.

 

When can I expect to receive the rent?

Most commonly, tenants pay rent each calendar month in advance. This is done unless alternative arrangements have been made and agreed to by both the tenant and landlord. Once received, the funds are transferred into your nominated bank account within seven days of the rental due date. You will receive a disbursement statement via email, as well as an update via the Online Manager service tool.

We have a strict policy on rental arrears, and on the rare occasion that payment has not been received by the tenants, our arrears policy will come into effect. You will be kept updated throughout this process.
